7 years ago we bought a 3 storey house in Pimlico with the intention of retiring there sometime around 2014. One of the attractions of the property was that the entire roof was a roof garden of some 45.1 square metres. We did the place up in order to rent it, which included installing a new GRP roof and new lead flashings. We then put timber decking over this as the walking surface of the roof garden.

My walls are cavity on the extension but they are not insulated, my question is, would I be better fixing the roof with a warm roof or filling the walls with insulation?

This old flat roof in Islington N1 was an old Asphalt roof, the old decking on he roof had sunk into the asphalt in some places in other places it had sunk because of the lack of solar reflective paint, mainly the roof was leaking because of the badly made flashing’s to the party walls.
As you can see when I went to look at this roof it was cold and snow was still around. Apart from the flashings being all over the place the roof looked quite flat, an easy one to overlay! If you look at the roof around the pipe in the center you can see that its cracked and the roof is actually leaking badly from this area, its very hard to get the old type felts to dress around details like the pipe.
Please can you give me a cost to replace the flat roofs in the photos I’ve sent, one is my roof and one is my neighbours.
