This video is of a garage roof we replace last year, had been leaking for some time the owner had tried several time to stop the roof from leaking, one of the problems with the old mineral flat roofs is the stones over the top, they hinder any repairs and on this roof the water penetration had made the old decking go soggy and start to collapse.
The repair or the replacement of a garage roof is basically still the same as a flat roof over a house, the economies of scale kicks of make the cost of the new garage roof seam more expensive than the roof over the house. inferior materials are often used on garage roofs just to keep the cost down, this leads to a shorter lifespan and more regular replacement of the roof normally by the next owner of the house.
The price of EPDM rubber has significantly dropped and is now so available on the market most roofers are stopping using the old mineral felts on garage roofs and opting for the EPDM rubber.
One of the problems we come across with old garage roofs is the decking and unfortunately because the old roof covering has been changed several times over the years the decking is normally a bit sad and also needs replacing, again adding to the cost.

Now on the lighter side of things a lot of garages are getting converted into living space illegally and legally. When converting a garage into a legal living space the garage roof has to be upgraded and roof insulation has to be added, the garage roof lends itself to be formed into a warm roof with the insulation fitted over the roof normally there is plenty of space above unlike in the garage where headroom is normally restricted.
One thing we find on garage roofs that have been converted is that the insulation that fitted over the roof can look slightly bulky, you will see that on the photo we have cut the roof insulation at an angle giving the appearance of les depth.
